This document is designed to give customers an idea of the steps involved in preparing a home for a loft. The following outline explains what needs to be done before loft construction begins.
Note: All time frames given are only approximations. They are provided to help new clients understand the average time involved.
Step 1
After the initial in-person meeting with a Loft Masters representative, you will receive a written estimate and price range for the design and amenities you requested.
To accept your estimate you must request your deposit contract to submit $1000 deposit with the DEPOSIT CONTRACTS (first half/set of total contract package) based upon the first written estimate.
Step 2
Our architect will contact you and set up a meeting within approximately 60 working days.
The architect meets with you to confirm the original estimate, design and amenities. If you request additional amenities or make changes to the original estimate scope of the work, Loft Masters will notify you to confirm any changes made that will affect the original price estimate.
The architect begins loft design phase with structural engineer (approximately 30 days).
The architect submits loft plans to the city Building Department for plan-check review (approximately 8 weeks).
The city notifies our architect to make the requested changes and re-submit it back into plan-check (approximately 1 week).
The city notifies our architect that the plans are approved and ready for permit issuance (approximately 2 weeks).
Step 3
Loft Masters will contact you to give you notice that the permit is ready and the Exhibit A Scope of Work (your "final" approved Scope of Work) contract and progress payment schedule will be delivered to you over the next few days.
You approve the "final" Scope of Work, and remit with engineering and materials progress payment to Loft Masters.
Once your progress payment clears the bank, materials will be ordered and scheduled for delivery in approximately 10 working or business days.
Step 4
Loft Masters will contact you no later than 48 hours in advance of the material delivery date, to make an appointment to begin prepping your home for the upcoming construction.
You will need to remove all furnishings and window coverings from construction zones and notify Loft Masters when your furnishings are removed.
You will need to order and schedule delivery of a 3-yard trash bin to your driveway by the first date of construction.
